A relatively new concept in the online world is “Virtual Real Estate Investing“. What is meant by “Virtual Real Estate Investing” ranges from online games like SecondLife (where real profit can be made) to the use of internet technologies to make normal real estate investors more profitable.
To get the facts, I sought out the man generally considered to be the father of virtual real estate investing: Bryan Ellis of BryanEllis.com.
“I began using the term ‘virtual real estate investing’ in the late 1990’s when I realized the clear similiarities in profit strategies, regardless of whether the “real estate” is “virtual” or “physical” said Ellis.
An example of the similar nature of “virtual” and “physical” real estate Bryan Ellis likes to point out is the methods of making a profit from domain names compared to physical real estate. “These types of assets - websites and physical real estate - can be monetized in very similar ways like buy lo/sell high, leasing/rental and advertising opportunities” he says.
The similarities really are obvious. After all, if you own a valuable piece of real estate, it’s “valuable” because other people are interested in that specific piece of property. Likewise, if you own a desirable domain name, others will find value in it because it serves their purposes. Regardless of the type of asset, you can sell or lease or use any number of strategies to turn the assets into cash.

There’s a hidden prospecting technique Donald Trump exploits over and over, that you can use to close more prospects into your MLM business.
And that hidden prospecting technique is called: W.I.I.F.M.
Simply put, WIIFM stands for “What’s In It For Me”. And this is what I like to call, the “Hidden Prospect Radio Station”. And that’s because this is all your prospect is listening to when you’re qualifying them.
Why is WIIFM so important you ask? Great question!
It’s important because prospects DON’T care about your business opportunity, MLM or what you’re selling. They just want to know “What’s In It For Me”. That’s it.
All your prospects care about, is how can your opportunity help them fulfill their Needs, Wants, and Desires.
Now I want to you to really think about it. When your prospect filled out the form that made them a lead on your list, they didn’t say “Wow, a home business with fancy products, I wanna learn more”
They said “Hmmm. . . this looks like a way for me to get out of debt” or “this looks like a way for me to put some money away for my retirement, let me find out more”
And those who are truly successful in MLM or in prospecting in general know how to exploit this little known secret in order to close their prospects like clockwork.
Just take a look at “The Don” (Donald Trump) for that matter. When he’s prospecting for potential business partners, he doesn’t just say “I have this, I have that, are you in?
He lets them know “What’s In It For Them”. He’ll show them what “they” have to gain if they work together. He’ll let them know “Hey, if you join me now, I can do this, I can help you get that, etc.”
All you have to do is take a step back, and stop thinking about yourself for a minute, and tap into WIIFM to see exactly how your prospects would benefit and fulfill their needs, wants and desires if they joined you.
And this is key, because these needs, wants and desires changes from prospect to prospect. So you have to know how to exploit it in all occasions.
So how do I exploit WIIFM to close more of my prospects?
I like to use my 3 Golden Questions that’ll pluck all the information I need to close my prospect quickly and easily, but it’s very simple, here’s all you have to do:
1. Find their selling point (Money) - Find what dollar amount they’re searching for.
2. Find their specific Needs, Wants and Desires - What’s behind the money.
3. Push their pain and pleasures buttons - What they’re hoping to get rid of and what they are hoping to gain.
4. Give them a headache and provide them aspirin - Use this technique to “dangle the carrot” in front of them, and watch them close themselves.
So just remember you always want to tap into WIIFM when you’re prospecting. Don’t forget why you got started in MLM. It wasn’t just for the sake of having a home business.
You joined for the same reasons your prospects will join, and its to fulfill your needs, wants and desires. See, nobody joins a home business just to be in a home business. We all joined as a way to help pay for college or put money away for retirement or to finally go on that vacation (for our needs, wants, and desires)
So don’t get caught in the mistake of babbling on and on and on about how about how great your opportunity is to your prospect. Just do what Donald Trump and every other successful prospector does, let your prospect know “What’s In It For Them”.
Because once you can exploit this hidden strategy with every prospect, achieving MLM Success and increased profits in your MLM business won’t be far behind.

Sure, there are plenty of different marketing methods out there, but one method, which has proven itself over and over again, is direct mail marketing. Despite the latest technological advances, direct mail marketing is still a highly-effective marketing strategy.
Hey, let’s face it… good old-fashioned paper mail is still a part of everyone’s life despite email, text messaging and other new forms of communication in today’s society. Most people still like to have something solid in their hands… something they can manipulate and explore… something which appeals to their senses.
So, why does direct mail marketing still work?
Is it really any better than other forms of advertising out there?
Let’s think about this for a moment…
Direct marketing of any sort, is exactly that… marketing that is ‘direct’, directing a specific message to a specific audience. Any time you can get a message directly to your prospects, it is a good thing. But which is better? Direct mail marketing or more general forms of advertising?
Throwing Money Away on Unqualified Leads
General advertising (TV, radio, newspaper, billboards, web sites, etc.) tends to provide blanket coverage. A one-size-fits-all solution with a generic message aimed at a general audience. Many of your advertising dollars could be thrown away on uninterested and unqualified people.
General advertising methods offer no real staying power. The message is there one minute, gone the next and then forgotten just as quickly. With this type of advertising, ads must compete with a variety of attention-grabbers; all reaching out for the same prospects. Someone you may consider a prospect may have a quick peek at your ad and then something else may catch their eye before they have a chance to absorb your message.
General advertising, even when it works, often has delayed results, due to time lapses between the message being viewed or heard, the intent to buy and any resulting purchase. This form of advertising is also harder to evaluate due to many factors.
Direct Mail Marketing Still Offers Best Bang for Your Buck
On the other hand, direct mail marketing campaigns can be highly targeted to specific individuals, groups or businesses. Messages can even be personalized and tailored for each prospect or group of prospects. Your message could refer to each individual by name or focus on a specific need of a group of people.
This type of advertising is extremely cost-effective, as you only pay to reach people who are more likely to be interested in what you are offering. With each piece of mail being opened and read one piece at a time, it provides the best chance of catching and holding a prospect’s attention. Sure, there are lots of junk mail being tossed out every day, but as people sort through their mail, they still have to look at each piece to determine what category it falls into. Their eyes still fall, however briefly, on each individual piece of mail. If your mailing is packaged in the right kind of envelope it will get opened and read.
Direct mail marketing also has a lingering marketing effect. Your message has a physical form that not only appeals to the senses but can be kept around to be re-read or even viewed by others. This method also allows for better sales analysis and the ability to more accurately track your return on investment (ROI). Unlike general forms of advertising, this method also provides quicker results, often generating immediate action or response.
Your Prospects List is Key to a Successful Direct Mail Campaign
Direct mail marketing campaigns work best when you have a highly-targeted list of prospects, so don’t cut corners here. The better the list, the better the results! Though this is a good discussion for another time, here are a few pointers. Buy your direct mail lists from a company who offers personalized service and who can take the time to provide you with the exact list you need.
Armed with a proper list of prospects and a well-designed mailing your direct mail marketing efforts should pay off substantially.

The key to success is to start with a group of people who are proven buyers of what you want to sell (the market), not with the product. If you make sure there is a “starving crowd” of people wanting to buy a certain category of information, then you know there’s a market for it BEFORE you create the product.
Here’s a step-by-step guide on how to do it.
1. FIND A HOT MARKET - METHOD # 1:
Go to a store that has hundreds of magazines and look for niche magazines that have direct response ads in them (direct response means they are asking for an order). Then look to see if the ads are good or not. If all the ads are good, that means it’s a hot market but also that a lot of savvy marketers are already in it.
Not good. We want an easier way.
So, keep looking and find magazines with direct response ads that suck. Then look at a year’s worth of back issues to see if their ads continually run. If they do, you have a winner. If any ad is run in many issues that means it’s working. If you find bad ads getting run over and over, that’s a great opportunity to do a good ad and take over the market
So how do you know if an ad is good or not? If you have no experience in direct marketing, you want to look for ads with a good headline that catches your attention and then a long letter format with a lot of copy. The copy should have subheads and flow easily from one paragraph to the next. Lastly, there should be an easy way to order and a compelling reason to act now, not later.
2. FIND A HOT MARKET - METHOD # 2:
Go to a major city library and get a copy of Standard Rate & Data’s “Direct Mail List Source”. This book has something like 50,000 different direct mail lists. This means lists where people have bought something by mail. The info on each list tells you what they are selling, how many customers they have and what the average order is. Pretty handy.
From the information given on each list, take the number of customers for the last 30 or 90 days (”hot line” customers), multiply that number by the average order size and then multiply that number to get annualized sales.
This tells you how much sales the list you are looking at did in the last year. Do this for each list and you’ll know how big the total market is.
Look in categories that interest you and see how many lists there are of people buying things in that market. If, like with golf, there are 100s of lists of buyers of golf products or info - you know it’s a hot market. You can rent all these lists for your own mailing.
3. DECIDE ON A THEME
for your information product. From looking at your market, what do you think people might want to know that is not readily available?
4. GO TO THE LIBRARY
Yes, the library. You are going to find and quickly read every book in the library on your topic. Here’s how. For example, say you are looking at golf and want to create a report on how to hit a longer drive. Look at the table of contents in each book and the index in the back for anything in the book about hitting a drive further. Ignore everything else. Then, copy or take notes on everything you find.
5. GO ONLINE
and do the same thing. Research your topic with as many key words as you can think of and note everything you find on your topic. After these two steps, you have the information to be a world-class expert on your topic. This can be done in 1 day.
6. MAKE AN OUTLINE
of your information product from all the information you found and group all your info into sections to make an outline. Make a list of all the benefits this information will give someone and group these benefits into logical sections or “chapters”. Write down all the “proof” you find along with the benefits. By that I mean what 3rd party evidence, testimonials or other data that proves each item is true. You’ll need this for your sales letter.
7. WRITE YOUR SALES LETTER OR AD
to sell the product. Do not create the product yet; write the letter to sell it first focusing on the benefits to the purchaser. If you don’t know how, either learn from all the books and courses available or find someone to do it for you for a piece of the profits.
8. TEST YOUR LETTER
you can use Google ad words and do it in a few hours or rent a email list of buyers or rent direct mail lists and send out your letter to at least 3 lists to see if it sells. If it does, great. Create the product. If not, return everyone’s money and try another product.
There are FTC rules about selling something you don’t have, but if you are just doing a test and refund 100% of whatever people paid, I wouldn’t think there would be complaints but be sure to check with your legal advisor first as I’m no lawyer.
9. REVISE YOUR OUTLINE
If it sells, or if you decide to do the product first, revise your outline to deliver on all the promises you made in your sales letter.
10. BREAK EACH CHAPTER DOWN INTO 4 - 5 SUBPOINTS
Then write 3 topics for each subpoint and then rephrase each of them as questions.
11. GET A DIGITAL RECORDER THAT CAN MAKE MP3 FILES
If you’re creating an audio product have someone ask you all the questions along with any others than come up during the conversation. If you’re doing a printed product, ask the questions to yourself and answer them.
12. PICK AN ONLINE SERVICE TO TRANSCRIBE YOUR AUDIO
and have it transcribed. You can get this done for 1 to 1 cents/word.
13. EDIT IT & YOU’RE DONE!
Consider selling several versions of your information. A printed report could be a $29 - $49 product and you could also offer a $199 or $249 audio version. I did exactly this with one of my products and included the transcript with the audio CD’s to add even more value.
The key point to all this is that you started by finding a proven market, picked a topic that is in demand in that market, researched all the available information on it, and finally prepared your information product from all this giving your customer something better than what’s available now.
I like this business because your cost of goods can be as low as 0% to 10% of your selling price. If delivered electronically, your cost of goods is 0. If sent by mail, costs are still very low.
If you get past the testing phase and have a winner, there are plenty of people who will finance the roll out for you. They will handle all the execution and fund the project as well. I can refer you to people to finance it for you once you get to that point.

There are no hidden secrets on how to rank high with the major search engines. All that is needed is a basic understanding of how search engines work and a bit of know how. Perhaps the biggest contributing factor to a successful web site is incoming links or Back Links. Without links, your website will more than likely go unnoticed. So how should you accumulate these links? Below are a few basic methods to accumulate quality back links.
Before you get started
You MUST understand how search engines work. Over 90% of your business will likely come directly from search engine results. Therefore, it is absolutely essential to optimize your site for search engines. You could have the greatest deals in the entire world, but if no one knows about them then your efforts are wasted. Do a search on google for Search Engine Optimization (SEO). You will find tons of great information on how to create a website that is both user friendly and search engine friendly. There are also countless numbers of companies and freelancers out there who offer SEO services. Just be cautious of their offers and do your research first. Remember, NO ONE can guarantee top placement in major search engines, no matter what they say.
Where should back links come from?
1. Articles are a fantastic source of links and additional traffic to your site. There are countless sites online that want your articles. It’s a win win situation for everyone. When you write articles and submit them online, you are able to leave a link to your own site and sometimes even anchor text. I know what you’re saying, “I can’t write about anything.” I use to feel the same way. But the truth of the matter is, anyone can write. You just have to find a topic that interests you. You can write about anything from dogs, to computers, to personal training, to web hosting, heck you can even write about writing. The bottom line is, articles are a valuable source of “relevant” back links to your site.
2. Submit to directories. There are literally hundreds of “free” and “paid” directories online. With 3 hours of painless work, you can have your site submitted to hundreds of great directories. There are many quality lists of directories that are regularly updated. One of my favorites is http://www.best-web-directories.com/ which is always updated and maintained.
3. Develop link exchanges with relevant sites. The major search engines such as google see incoming links from relevant sites, and give them more rank compared a link from an unrelated site. For example, if you have a website about pet care products, your link strategy should target pet related sites. Again with a bit of hard work and determination, you can develop a great deal of “relevant” back links.
4. Forums are a great source for additional traffic and links. Many forums allow their users to display signatures in their posts. These signatures can consist of both text and links. When you post a new message on that forum, your websites link will be displayed for everyone to see. This not only helps build valuable back links, but will bring additional traffic to your website.
5. Join a link co-op. Co-ops such as the one found at http://www.digitalpoint.com/ are an amazing source of valuable back links and free advertisement. What is a co op network? A Co op network is a network of site owners/webmasters that offer ad space to the network. In return, the ads they define are displayed across the entire network. The best part of ad networks such as the one found at digital point, is, they are free. Having your site in a co-op can literally mean thousands of back links for your site.
6. Buying ezine ads is a paid method of advertising, but it works, because it is the most targeted of these approaches. Write a concise ad for your business, and link to either a lead-capture page or directly to your autoresponder. Then, begin contacting ezines to place your ad. (Do a search for “ezine directories,” and you will find enough lists to keep you busy.) When you contact an ezine, look for rates for both classified ads and solo ads. The advantage to a solo ad is that your ad goes out by itself in a separate email, but they can be more expensive. Because these ads are targeted (you should NOT advertise in an unrelated ezine), you will definitely see traffic, but you will need to track your results to see which ezines bring you the most and best traffic.
7. Ad Swaps can be an exellent source of advertising. Start by writing some killer copy (to coin a phrase…there are many free articles and ebooks writen on the subject). Simply use your favorite search engine and type in…how to write ad copy. I googled this as I am wriying this and it showed 12,400,000 results. WOW! Once you have your ad written, search out Ezines that are in the same catagory as your business or service. Again use your favorite web search. Build yourself a list of ezines and then email them asking if they except ad swaps. Include your ad in your corrospondance with the ezines so they can see what you are offering. Another place to check for ezines is to type in Ezine directories in your seach engine. Look up ezines in your catagory of business or service. Most listings will tell you if they except ad swaps and the peramiters of the ad such as how many lines and how many characters per line. Don’t forget to ad your website url in your ad.
If you want to have a successful site, whether-it-be a hobby or for business, you have to understand how search engines work. Part of that understanding, is knowing about link development. Maybe in the early 90’s the idea of “if you build it they will come” might have been true. But in the year 2005 the internet is a far more competitive and complex place. To be successful today, you have to work at it. Without a quality source of back links the search engines will all buy ignore your site.

Depending on what you are reading, most sources state that a person must see an offer somewhere between 3 and 10 times before he or she will actually purchase.
And unless you are a master copywriter with expertise in forcing the sale down your visitor’s throats, chances are that you will need to figure out how to get them back to your site for another visit, or two, or three.
Of course, with the right targeting you can throw yourself in the path of those that are ready to buy, and get the sale. But what about converting those casual surfers into lifetime customers?
The best way to carry out this task is to figure out how to get your visitors to stay on your site longer, and hopefully return often. If they come back for future visits there will be a greater chance that they will actually purchase from you, or from the affiliate programs that you are promoting.
This requires a different set of skills. Skills that usually point to that dreaded four-letter word that we all hate…WORK!
Its work because one of the items required to bring users back is fresh, frequently updated content such as articles, reports, and tips. Finding and keeping updated content on your site can quickly become a dreaded chore.
In addition to fresh content on your site, you should produce a newsletter for your visitors. A newsletter can be a very powerful way to get your visitors to return to your site, and view your offers again. But, this also can be a time consuming venture.
How do you accomplish these tasks if you fall into the "no time" category?
You familiarize yourself with a concept known as "syndicated content!"
This has become a very popular means for website owners to offer fresh, up-to-date information for their visitors…with minimal effort.
Basically, you find places that allow you to publish their articles, reports, tips, etc. The usual exchange for this valuable content is that you include the authors information at the end of the article when you publish it.
Find a few decent sources and you can keep a newsletter going for a long time, without having to strain too many brain cells in the process.
Taking this a step further, you can now find "dynamically updating content." This is really neat because you put some code on one of your website pages, and the author automatically updates the displayed information periodically for you!
This is very popular with news, stock information, weather, and sports scores.
When your visitors know they can depend on you for new and updated information, they will return often. They might even tell their friends about you…which is even better!
Another necessary component of a website that brings visitors back is a sense of community.
Some popular forms of community are:
Discussion boards or forums
Mailing lists
Free email
Chat
Polls
Finding these items can definitely be a chore, especially if you are on a tight budget and looking for low/no cost options.
