A relatively new concept in the online world is “Virtual Real Estate Investing“. What is meant by “Virtual Real Estate Investing” ranges from online games like SecondLife (where real profit can be made) to the use of internet technologies to make normal real estate investors more profitable.
To get the facts, I sought out the man generally considered to be the father of virtual real estate investing: Bryan Ellis of BryanEllis.com.
“I began using the term ‘virtual real estate investing’ in the late 1990’s when I realized the clear similiarities in profit strategies, regardless of whether the “real estate” is “virtual” or “physical” said Ellis.
An example of the similar nature of “virtual” and “physical” real estate Bryan Ellis likes to point out is the methods of making a profit from domain names compared to physical real estate. “These types of assets - websites and physical real estate - can be monetized in very similar ways like buy lo/sell high, leasing/rental and advertising opportunities” he says.
The similarities really are obvious. After all, if you own a valuable piece of real estate, it’s “valuable” because other people are interested in that specific piece of property. Likewise, if you own a desirable domain name, others will find value in it because it serves their purposes. Regardless of the type of asset, you can sell or lease or use any number of strategies to turn the assets into cash.

One of the most common questions I receive from my clients and those I coach is, “how do I get past the buyer to the real decision maker”. This is clearly one of the most important questions for any sales professional to answer because so much rests on reaching the real economic buyer. Only the true decision maker can understand the total value that your offering brings to their company. Only the true decision maker can appreciate that a partnering relationship with your company may be the best way to reach their goals. Only the true decision maker can redefine their own needs based on your input and, as a result, end up buying something completely different from the initial specification. Buyers live to satisfy the written definitions of others. True decision makers live to solve problems for themselves and their companies.
This age old problem had been made easier to solve as the complexity of the sale has increased. Here are two techniques that take advantage of the complexity in a sale to help you get to the real decision makers.
1. It would be irresponsible
Too often the buyer presents us with an RFP (request for proposal) or specification that someone else wrote. In the mistaken belief that they are doing their job, they attempt to block access to those who actually wrote these documents. You know you must get through!
Step one is to review the requirement:
Determine what the original decision maker might have been trying to accomplish when they wrote the specification. Imagine, for instance, that the specification is for new accounting software. While the specification calls out the requirements, it does not detail the problems that the company is attempting to solve. I may not mention the new SEC requirements or changes in their Board’s policies. Furthermore, the buyer could not possibly answer detailed questions about these issues.
Step two is to define the rules of business:
Rather than being a vendor of a simple product, define yourself as a provider of comprehensive solutions to complex problems. As such, you and your team are obligated to make the following request: “Since this software covers areas of legal and corporate compliance, it would be irresponsible of me to sell you something that might not comply. For that reason, we are required to conduct a brief needs analysis with the ultimate decision makers.”
This technique can work in a wide variety of situations. The power rests in your honest ability to position yourself as more than a vendor. By creating a situation in which the buyer feels obligated to connect you with the real decision maker, you gain an advantage over all others. Warning: Be sure to make the buyer a hero in the process. Let it be known to the higher-ups that the buyer’s astute awareness to the ramifications of this purchase made it possible for you to do a better job for the client.
2. Muddy the waters
Another approach to getting beyond the buyer is to create a buying opportunity that requires authorization that they do not have. For example, the buyer may be authorized to purchase individual parts but not pre-assembled sub assemblies. By presenting a compelling case for the purchase of pre-assembled sub assemblies, you create a situation that requires the buyer to put you in touch with other decision-makers in the organization. You also may create a perfect excuse for going around the buyer. Since the buyer only buys parts, you must make other contacts to sell your assemblies.
This approach is ideal for companies who are combining several divisions with a Team Selling approach. Complex multi-divisional offerings usually look more like partnerships than purchases. For that reason, they must be addressed to higher level decision makers.
What’s in it for you?
1. In a market where me-too products are subject to fierce price pressures, differentiation will allow you to stand out from the crowd. As such, you will have an opportunity to sell your value and gain both margin and market share.
2. If the competition continues to sell to the buyer and you sell to the higher level decision makers, you win. Higher level decision makers always trump buyers.
3. Complex sales result in unique, longer-term relationships and contracts. These higher margin deals lock out the competition.
4. Higher level relationships lead to broader opportunities and deals. When you are seen as a problem-solving resource, you will be given other opportunities to serve the client. What more could you ask for?

related to your web site’s subject. Place your ad on
all posts and it will remind people to visit your site.
2. Prove your product is a bargain. Add a lot of
free stuff to your offer or, if you’ve sold the product

3. Make your web site more useful. Sell ad space,

4. Make the most of each visitor. Sometimes your
price is to high. You should provide a variety of

5. Test and redesign your banner ads till you get
your desired click through rate. Once you do,
join many banner exchanges and buy ad space.
6. Use holidays as a reason to get free publicity.
Write a press release or article about the current
holiday. It’ll have a high chance of being published.
7. Utilize the free content on the internet. Publish
one article on a single web page and your main
web site link then upload it as a doorway page.
8. Test your new products on the bottom of your
home page. You don’t want to take away hits from
your best selling products until others are proven.
9. Make commissions without joining an affiliate

You may have very valuable and unique information or products in which I am intensely interested. However, remember that I receive a zillion offers and recommendations a week so I’m going to read your sales letter carefully before I make any commitment.
Quite apart from the product quality I expect, I also demand that your offer and description show care, respect for my time, and an attention to detail that suggests you have really thought through what you are selling and haven’t just “thrown something together” to make a quick, minimal effort, sale.
It starts with the initial e-mail about an exciting new offer. I receive dozens with the salutation “Hello, %FIRSTNAME%. Of course I know your marketing missives are coming from an Auto Responder - I’m not stupid and if you’re sending out hundreds of e-mails you are hardly going to craft each one individually. But at least take the time to ensure that you have used the correct coding and have taken the time to test your handiwork to identify errors. The way to nurture our relationship, and my vanity, is not to call me “FIRSTNAME” - it brings to mind those awful “occupant” direct mail letters.
In the body of the e-mail, grammatical errors and fuzzy sentence structure trip up the flow of my reading. I’m not looking for wording that would stand the test of an eighth grade grammarian but I do expect correct spelling and clear concepts. If I have to re-read a sentence three times to figure out exactly what you mean, then why on earth would I think that your product is clear and concise and readable?
If there is something in the e-mail that strikes a chord, I may follow the link to the sales page, shuddering a little in the knowledge of the long-winded puffery I am going to have to endure to obtain the facts I need. Now, consider, sales pages are on a website. That means that someone had to compose the page in a software program and then load it onto the site through FTP or similar mechanism. That all takes time - writing the message, selecting the logo or graphics, setting up links, order pages, download pages, contact information and privacy statements. The domain name has to be registered and a hosting company selected. These days, with the simplified and semi-automatic templates available, an experienced webmaster can put up a complete mini-site in a matter of hours. Those of us who go through the exercise rarely, or newbies to the process, may take days or weeks to have everything up and running.
I cannot understand why (nor ever forgive the distasteful results that ensue) someone would expend so much time, effort and money to end up with a mistake-riddled sales page that is designed to convince me that I am dealing with an experienced, knowledgeable source. How dare you highlight a phrase to draw my attention when there are major errors in the sentence? If your language skills are poor, find a proofreader! If the error is due to carelessness, I must ask myself why I should be more careful about reading your stuff than you were in writing it.
It is one thing if you are selling a physical product where you were not involved in its production. In that case, your inattention to detail and lack of quality control does not necessarily reflect on the product itself (although some lingering doubts percolate in the back of my mind).
It is quite another thing if you are selling me your own expertise and information. Despite your repetitive and undoubtedly exaggerated claims, I just cannot accept that anything you have to say is going to be meaningful for me if it’s something you threw together without focus, thought, and clear organization. Before I whip out my credit card, I have to make a judgment about whether what you are offering is worth my hard-earned cash. Unless I know you through prior interactions, all I can base my judgment on is the sales copy you present. If I am less than enthusiastic about its accuracy and clarity, I am going to put away my card and move on.
A good portion of the sales spiels online concern products being sold by affiliates. Typically, the originator of the product encourages others to join as an affiliate to increase the size of the sales force. To streamline the process, the originator creates sample e-mails, ads, and other marketing materials which the affiliates then use as is. It is not unusual, sad to say, that such materials are riddled with errors. To compound the original irresponsible carelessness, the affiliates simply send out the uncorrected messages as if they didn’t care either. The result is an inbox clogged with the same letters, all touting the same product, in the same fractured language that starts to irritate like fingernails scratching across a blackboard.
Correct your errors before you intrude on my valuable time. I’m not interested in flawed material tossed at me by a self-satisfied but disrespectful guru.
